The Hills District covers Castle Hill, Baulkham Hills, Kellyville, Rouse Hill and Bella Vista, from the older brick suburbs around Castle Towers and Windsor Road out to the estates and Metro stations of the north-west. Homes here range from 1970s to 90s brick on big blocks to Norwest apartments and estate houses built since the late 1990s, and the sandstone ridges give the area steep driveways, long stormwater runs and big street trees.

The Hills sits on Hawkesbury sandstone rather than the clay of the Cumberland Plain, so the ground moves less but the blocks are steeper and the water runs harder. Castle Hill and Baulkham Hills were built out through the 1970s, 80s and 90s with brick homes on large blocks, and the copper, hot water units and sewer lines there are all at replacement age under forty-year-old liquidambars and gums. Norwest and Bella Vista add office towers and apartment buildings with shared risers and pressure pumps. Kellyville and Rouse Hill are newer estates from the late 1990s to today, where the failures are flexible hoses, tempering valves and small lots with shared stormwater. Sydney Metro Northwest opened in 2019, and Windsor Road, Old Windsor Road and Showground Road link it all.
